Post-spray-foam radon retest: what changed on a typical Hyde Park home

A 1930 Hyde Park home had a working radon mitigation system (post-mitigation 1.4 pCi/L) and then added closed-cell foam at the rim joist and open-cell at the attic floor. The retest 60 days later showed a meaningful shift. Here is what the retest measured and how the system was re-tuned.

The starting point

A 1930 Hyde Park home, 2,650 sqft, full stone basement, mitigation system installed in 2021 with post-mitigation reading 1.4 pCi/L at 48-hour retest and 1.6 pCi/L at the 12-month verification. System running fine, no symptoms, owner happy.

In April 2026, the owner scheduled an attic spray foam install through our sister site Cincinnati Spray Foam Pros: open-cell at the attic floor (R-49 target) plus closed-cell at the rim joist around the basement perimeter. Total scope $7,200, 2-day install, blower-door pre and post.

The foam contractor flagged the radon system during their on-site assessment and recommended a post-foam retest at 60-90 days. The owner called us 8 weeks after the foam install was completed.

The numbers

Pre-foam baseline (continuous radon monitor, 48 hours, closed-house conditions): - Basement reading: 1.6 pCi/L average - First-floor reading: 0.8 pCi/L average - Manometer (radon system): 1.0 inches water column, healthy

Blower-door pre-foam: 8.4 ACH50.

Post-foam retest (same protocol, same monitor placement, 60 days after install): - Basement reading: 3.2 pCi/L average (up from 1.6) - First-floor reading: 1.4 pCi/L average (up from 0.8) - Manometer (radon system): 1.4 inches water column (up from 1.0)

Blower-door post-foam: 4.2 ACH50.

What changed

The envelope tightened from 8.4 ACH50 to 4.2 ACH50, a 50 percent reduction in air leakage. That tightening shifted basement air-pressure dynamics in two specific ways.

1. The stack effect strengthened. A tighter upper envelope means less air can leak out through attic-level penetrations during winter, but the heating-system air movement still pulls warm air upward. The result is a steeper negative-pressure gradient at the basement level, which pulls more soil gas through the slab and foundation walls.

2. The mitigation fan now competes against a stronger pressure gradient. The Radonaway RP145 fan was originally sized for the pre-foam home's pressure profile. With the tighter envelope, the fan is working against a roughly 30 percent stronger stack-effect pull. The fan kept up (manometer reading went from 1.0 to 1.4 inches w.c., showing it's pulling harder), but not enough to fully offset the increased soil-gas entry rate.

The basement still reads below the EPA 4.0 pCi/L action level, but at 3.2 it's in the "consider mitigation" range that EPA recommends addressing especially for children or smokers in the household.

What got adjusted

Two adjustments to the system, neither requiring a new install.

Adjustment 1: Fan upsize from RP145 to Radonaway HP190. The HP190 is rated for higher static-pressure operation than the RP145, well-suited to the new tighter-envelope conditions. Cost: $245 for the fan plus 90 minutes of labor for the swap. Manometer reading after the swap: 1.7 inches water column.

Adjustment 2: Sealed two additional slab cracks identified by thermal imaging during the post-foam walkthrough. The cracks were 1/16 inch hairlines on the east basement wall that had been within tolerance pre-foam but now showed measurable air infiltration. Sealed with structural polyurea epoxy. Cost: $180.

Combined adjustment cost: $425.

The 90-day retest after adjustments

Same protocol, 90 days after fan swap: - Basement reading: 1.1 pCi/L average (back below the original baseline) - First-floor reading: 0.5 pCi/L average - Manometer: 1.7 inches water column

System is now performing better than pre-foam baseline. The owner is back below the EPA "consider" threshold and well below the action level.

What this case shows for other Cincinnati post-foam homeowners

If you have a radon mitigation system and you're planning a spray foam install or any other major air-sealing project, three takeaways from this case.

1. Plan for a 60-90 day post-foam radon retest before the system is declared fine. The first 30 days are equilibrium-shifting; the readings at that point are not stable. Wait the full window before testing.

2. Budget $200-$600 for possible system adjustment. Most Cincinnati post-foam retests show some movement in the basement reading. Roughly 40 percent of post-foam retests documented across Greater Cincinnati need some adjustment (fan upsize, additional sealing, or repositioning of the suction point). The work is typically $200-$600 and runs in a single visit.

3. The combined foam-plus-tuned-radon-system outcome is better than either alone. Pre-foam the owner had a working system but the envelope was leaking and the home was uncomfortable. Post-foam-plus-adjustment the owner has both a tight comfortable envelope AND a radon system holding below the EPA "consider" threshold. The total project investment ($7,200 foam + $425 radon adjustment) produced a meaningfully better outcome than either project alone would have.

What to ask your foam contractor

If you're scoping a spray foam project on a Cincinnati home with an existing radon mitigation system, three questions to ask the foam contractor before signing.

1. Do you flag homes with radon systems during your on-site assessment? Some Cincinnati foam contractors do; others do not. The ones who flag it produce better outcomes because the homeowner is prepared for the post-foam tuning step.

2. Will the install touch the rim joist or the basement walls? Both areas affect basement air-pressure dynamics. Rim-joist foam in particular interacts with the mitigation system's suction profile. Plan the retest carefully if either is in scope.

3. Can you coordinate the post-foam retest timing with my radon contractor? Most credentialed Cincinnati foam crews are happy to coordinate. The retest typically happens 60-90 days after foam install; bundling the call to schedule with the foam closeout package is the cleanest approach.
